Plans for 200-home ‘retirement village’

PLANS have been submitted for a retirement village containing 200 homes in St Saviour.

The village, built by Dandara on rezoned land, would include 30 parish rental semi-detached bungalows, 58 apartments to be administered by the Housing department or a housing trust, 44 private apartments, and 86 private cottages.

There will also be a 21-room care home and community centre as part of the amenities for the over 55s on the site, which borders Patier Road, Chasse Brunet and St Saviour’s Hill.

The site was part of 58 vergées of farm land in seven parishes rezoned by the States in 2008 for lifelong homes for older people. Two of those parishes, Trinity and St Mary, also included first-time buyer homes in their plans.

    INTERESTED BYSTANDER

    Before anybody says that “Dandara can do anything they want” ………..what a wonderful project for the people of this island. About time too, that something along these lines were now being built. The whole area being redeveloped will be a super showcase for other proposed developments in the future. This will ensure somewhere for the retired locals to live, without the high costs of remaiming in larger properties. Well Done !

    Rather sad that development is being aimed at the old not the young. And before anybody starts, by age I’d qualify. Though how many local pensioners could afford it? I know L’Hermitage Gardens well, it is a beautiful place, and superb architecture, just millionare prices.

    You’re in luck, it turns out that our much loved Planning and ”Environment” Minister is a multi millionaire former property developer so i’d rate your chances of getting this approved at near enough 100%. In fact, why not add a couple of hundred extra houses to the plans, it’ll still get approved while Cohen’s at the healm..

    About 4 years ago this plot was bought by a sole developer on the Island in order to put these same plans forward, presumably they got a very good price for the land from Dandara,

    Is there any way we can find out how much the land was originally purchased for and how much Dandara paid for it?

    How much are these places going to be sold for?

    See the famous mr adam designing again!
    is this plan “a” the superior design or will there be a better design plan “b” if this one turned down as at jersey dairy site.
    “Nothing to do with profit its about design” famous last words of mr adams on the original dairy design until they lost 8 plots on a green field then profit took over from design.

    Good question? Dandara are short of cash and in need of a States of Jersey subsidy, so why not off load some surplus land onto the tax payer?

    Maybe not quite right, but is the genius has got anything to do with it the tax payer had better beware.

    this whole island is turning into a retirement home.. has no one looked around? more and more young people are up and leaving… so who exactly is going to support the infrastructure of the island once all the young people leave? oh i forgot… the 11K’s who it is intended will pay their £125k tax per year… I for one will not be ‘hanging’ around here for much longer! born and bred in Jersey with Jersey decendents way back, however this island has sold it soul to the Dandara devil… flats flats and more flats.. no thanks, quality of life is what i seek

    1. Interested Bystander (or involved insider?): “what a wonderful project for the people of this island.”

    Why? It continues to create an inbalanced society, in which the young are segregated from the old. This is proven to be the wrong way forward. Despite every granny grumbling about the youth of today, they tend to stay healthier and happier living in mixed communities, and it’s good to have to deal with one another.

    This project is about making money, not keeping society healthy.

    Overpopulated

    There are currently thousands of properties of all sorts and prices for sale. Many of them suitable for older people, why do we need yet more building on farmland??

    Unless people who currently own properties can sell them, ie the purchasers able to get mortgages they will not be able to buy these.

    Also, yet more ‘social housing’ why are there so many people who cannot afford to live in Jersey, constant immigration of low wage earners??

    #9 Interesting claim about health and happiness, never heard that claim made before.

    I do wonder how anyone can come to that conclusion though because it assumes that people who live in retirement villages don’t mix with younger people, and that’s simply not the case. You don’t have to live in the same street to mix. A retirement village is the best of both worlds because the residents can enjoy mixing with all ages when they want but always have the option to go home and enjoy the peace and quiet. The more overpopulated the world becomes the less peace and quiet any of us will get.

    I would suggest relocating to the UK, you won’t be punished for not being local and will be permitted the same rights as those born there – if only this worked in reverse.

    Given that 20% of pensioners can’t pay for heating, wouldn’t it make more sense to terrace these properties, clad them properly and have a big ground source heat pump to keep them warm? Or is the urge to have tween litte boxes where people can freeze to death more important?

    No axe to grind

    It does not seem to occur to some of the posters on this forum that if elderly people move into retirement homes it frees up larger family homes for younger families, which also, in turn, helps to stabilise and make more affordable homes generally.

    If Dandara had not built all those flats, almost all of them occupied, what would have happened to house prices in Jersey?

    The laws of supply and demand seem to be lost on all the Dandara detractors.
