Longueville site ‘should be for social housing’

UP to 30 affordable houses could be built on a protected area in St Saviour, if Senator Jim Perchard has his way.
He wants the Longueville Nurseries site at New York Lane to have between 20 and 30 first-time buyer or social rented houses built on it.
The Senator is proposing that the 4.75 vergée site in the countryside zone, where there is a presumption against development, be put forward for rezoning in the draft Island Plan.
The plan, which will form planning policy in the Island for the next decade, will be the subject of a States debate in June.

Inconsistent as ever.
At a recent Parish meeting Perchard objected to the St Martin village development scheme to build social housing not far from where he lives saying that he is against the rezoning of land, he get’s planning consent to build a cricket pitch and pavillion on a good agricultural field which he owns, and now he is supporting rezoning for social housing in another parish.

What is social housing? is it homes for people who can’t afford to buy a house. I can’t afford a Ferrari, can we have some social sports cars too.
If you can’t afford a house you have 2 choices, don’t buy one or work harder, study to improve your prospects, don’t take holidays, buy cars, have the latest plasma tv’s.
I don’t see how the state ( that’s taxpayers ) should subsidise accommodation for people, not everyone can afford a house here or the UK, get over it.

Oh great, brilliant idea….MORE houses in St Saviour, MORE traffic along Longueville.
St Saviours is full, leave us alone, go to St Mary/St Ouen/Trinity etc. Give central East a rest and look elsewhere.
I can’t believe that planners and politicians are still trying to dump homes on parishes which are so overpopulated.

Senator Perchard conveniently forgot to mention exactly what will be the cost of this so called ‘affordable’ housing.
If he had then I guess his media release would have had many aspiring first time buyers feeling very angry and that would not have been a good vote-catching ploy in this election year.

There is a huge site – the old Girls College buildings and land.
The States own this it has been abandoned for many years and must be in a terrible state – why has this not been used for ‘affordable housing’?
It’s suitation would mean owners could walk to work in town – makes sense to me – but hey lets build over some more green fields!

Beacuse the girls college site has already been promised to Dandara, the deals been done watch it happen.

According to Jersey Estate agents, there are 1954 properties for sale on Jersey – ranging from £160k upwards – none are selling because too many people cannot afford to buy a house – or can afford to maintain one – simple – not every body will own a house, and many will rent – get over it! – stop messing round with “affordable housing” let the market sort it out like it always has – we don’t live in Russia (yet) although some of our politicians are taking us there

Re #10′s comments, I am aware of a property being advertised at £1.6m going through court at £1.2m There is a house in the paper tonight which is a new build – Was £1.2m but now down to £995k. Another one (at Corbiere !) was £2.475m Now, by authroity of the Viscount on offer at £1.75m Yes, I know that these properties are way out of the leauge of first time buyers, but it demonstates how far form reality Jersey property prices are ! (Based on the above, an asking price of £450k should result in a sale agreed price of £350k !)

I agree with Bob, we don’t need any more houses until the 1954 for sale are sold. Let’s face it, with the constant reduction in people’s wages due to immigration there are many people out there who will never be able to afford a property in Jersey, regardless of he cunning schemes put forward by the States.

The island is currently facing a serious risk of a much larger amount of unemployment.
Basically the fulfillment industry is now on notice from George Osborne that he will shut it down or force a large cut in it’s revenues in the next two years.
The people driving this policy are the British Chamber of Commerce, these people are part of the heart of the Conservative party so they will get what they want.
The finance industry has been shrinking for some years and faces harsh competition from overseas jurisdictions that are cheaper and closer to the world’s growth points in coming decades.
Meanwhile our leaders in the States and their supporters pretend that this is all just temporary and normal service will be resumed soon.
However there are quite a few smarties who have felt which way the wind is blowing, realised that they can bail out with a mountain of dosh from their house and set up somewhere else where things are cheaper and prospects are better.

Just a minor point but have you seen half the houses that “can’t be sold”. If you look at a selection of the 250k – 350k they are awful and won’t sell. They are old, badly kept and in bad locations and a lot are well over priced. We need some decent starter homes available to buy in good locations and at a decent price. A house is only worth what someone will pay for it and I won’t spend my hard earned cash on half the rubbish that is up for sale. Give us a decent selection to choose from so we can get on the ladder. Don’t tell us we have to buy rubbish because no one else will buy it!!

I don’t think it is the job of taxpayers to build houses for people who think that those on the market currently are beneath them. I’m not sure the Island needs social housing. What it needs is a punitive tax on empty houses and a shared understanding that unless you have a well paid job you should expect to live in an apartment. In the “real world”, people get what they can pay for. The idea of concreting Jersey over so everyone can live in a three bedroom semi with a small garden is horrific. The idea that the taxpayer should pay for this is abhorrent.
